Planning around Malta's season
For hotels, guest houses and short-let apartments, timing is everything. Many properties sit in tourist zones where demolition and excavation are banned from 15 June to 30 September, which also happens to be the busiest letting season. We plan the noisy structural stages for the quieter months and leave summer for finishes, furnishing and snagging where possible.
We also phase works floor by floor where you need to keep rooms open, keep noisy jobs away from guest hours, and make sure every contractor on site is licensed. Your handover pack includes warranties and supplier contacts, so maintenance is easy after opening.

Can you refurbish a hotel without closing it completely?
Often, yes. We can phase works floor by floor or wing by wing, and plan noisy jobs around guest occupancy.
What does turnkey include and exclude?
We agree this in writing before work starts. Usually it covers everything from strip-out to a clean, furnished, ready-to-use space. Design and permits stay with your architect or designer.
Do you work on villas and private homes too?
Yes. The same turnkey approach works for villas and family homes, especially for owners who live abroad.
