You own the project, but you shouldn't have to live on site. We act as your representative from the first meeting to handover: we run the trades, watch the budget, check the quality of every stage and tell you clearly where things stand.
What's included
- Daily or agreed-frequency site visits with written updates and photos
- Programme of works with milestones you can actually track
- Subcontractor sourcing, scheduling and coordination
- Budget tracking against the itemised quotation, with variations flagged before they're spent
- Quality checks at each stage before the next trade moves in
- Coordination with your architect, engineer and site technical officer
- Snag list and final handover walk-through
The paperwork and rules we keep on track
A renovation in Malta involves more than trades on site. Before work starts your perit (architect) confirms whether the job needs a full development permit from the Planning Authority or can go through the simpler Development Notification route, and submits the commencement notice at least five days before works begin. If you're working next to neighbours, the third-party property rules add a method statement, a site technical officer, insurance and a bank guarantee.
We keep all of that moving alongside the build. We work with your perit on the timeline and make sure every contractor on your site holds the BCA licence that has been compulsory since July 2025. We also plan heavy works around the summer stop in tourist areas. You get one person who knows where every piece stands.

Who we work with
Frequently asked questions
Do I still need an architect if I hire a project manager?
Yes. In Malta an architect (perit) is responsible for design, permits and structural sign-off. We work alongside your architect and handle the day-to-day running of the site, so the two roles complement each other.
Can you manage my project if I live overseas?
Yes, this is one of the most common reasons clients use us. You get regular written updates, photos and a single point of contact on WhatsApp, and we only ask for decisions when something genuinely needs your input.
How do you charge for project management?
It depends on the size and length of the project. After a site visit we give you a clear, itemised proposal, either as a fixed fee or a percentage of works, with no hidden extras.
