Structural works and your neighbours

Most structural jobs in Malta happen right next to someone else's home. That is why demolition, excavation and new floors next to or over third-party property fall under special regulations introduced in 2019. Your perit prepares a method statement and condition reports of the neighbouring properties, the contractor nominates a site technical officer who is accepted by the perit, and the developer keeps at least €750,000 of third-party insurance and a bank guarantee in place. Works can only start once the Building and Construction Authority gives written clearance.

For projects whose planning application was submitted from 1 January 2023, demolition and excavation also need a waste catalogue sent to the BCA before works start. And from 15 June to 30 September, demolition and excavation are banned in selected tourist zones, so we plan those stages for the rest of the year.

We coordinate all of this with your perit and only use contractors holding a BCA demolition, excavation or building licence. See the 2026 summer works ban, how contractor licensing works and the new BCA damage compensation service.

Frequently asked questions

Do you handle permits for structural works?

Planning and structural permits are submitted by your architect. We make sure the works on site follow the approved drawings and the conditions attached to the permit.

Can you work on older Maltese properties?

Yes. Townhouses and older limestone buildings need care with load-bearing walls, roofs and damp. We bring in the right specialists and work to your architect's method statement.

How do you protect neighbours during demolition and excavation?

Through planned sequencing, dust and noise control, and coordination with your architect and site technical officer on the measures required for third-party property.
